4. Inspection & due diligence

I attend the inspection. We review findings together, prioritize what matters, and renegotiate when needed.

5. Closing

I'll keep your lender, title, and inspectors moving in lockstep so closing day is paperwork, not panic.

6. Move-in

Vetted movers, painters, electricians, and lawn folks. You shouldn't have to start from scratch your first week in.

A note on pre-approval

Pre-approved? Not yet? Either way is fine.

If you already have a pre-approval letter, share the amount in the form and we can get started. If you don't, that's normal. Most buyers don't have one until we've talked. I'll make a no-pressure introduction to a lender who can give you a real number in a couple of days.
